Engineering-led project management and single-point accountability for Dubai villa renovation and fit-out
Single-point accountability is a named engineer who reviews the drawing before it is priced, holds every trade to one programme, and will not call the job complete without the close-out file.

How BeavCon manages MEP coordination under one contract
- Engineering review — drawings, landlord capacity and the existing board / plant are checked before rates are issued. Gaps become exclusions or provisional sums, not surprises.
- One lookahead — demolition, containment, first-fix, isolations, ceilings, second-fix and finishes sit on the same two-week programme.
- Booked isolations — fire-alarm, sprinkler and HVAC shutdowns are applied for with building management in writing. Separate trades cannot do this without a main contractor.
- Hold points — Civil Defence inspection, DEWA or landlord electrical tests, air-balancing / TAB, and concealed-services photographs before closure.
- One close-out — as-builts, certificates and warranties in a single file. See documented close-out.
If MEP is let separately from interiors, those five steps split across calendars. That is the risk described in single contractor versus separate trades.
Villa renovation: the same engineer, a smaller building
A villa is a building job. The engineer who signs the scope freeze also owns wet-area waterproofing (flood-tested), AC load against the new layout, community hours and the municipality or developer file. Finishes are not a second contractor’s problem.
