Questions we get before the first site visit.

All UAE Emirates. Dubai is our primary base (Regal Tower, Business Bay) and Abu Dhabi our second, where we have delivered multiple floors at ADNEC Tower and works at Khalifa University. The Northern Emirates are mobilised project by project.

Our sweet spot is technically demanding packages between AED 25k and AED 2m: single-trade minor works, alterations, MEP and HVAC upgrades, civil enabling works, full-floor fit-outs and complete villa renovations. Larger scopes are assessed on site before we commit.

Within four hours your enquiry is acknowledged and an owner assigned. Within 24 hours we hold a site visit or technical call to capture photos, constraints and scope gaps. By 36 hours the estimate, subcontractor checks, programme and risk review are done, and within 48 hours a qualified technical-commercial proposal is issued. This is our target for standard packages; larger or consultant-led scopes are given a date at the assessment.

Yes, it is most of what we do. ADNEC Tower floors were fitted out inside an operating tower and Mudon involved 90 occupied villas. Access, working windows, noise, dust, fire strategy and out-of-hours sequencing are planned with building management before we mobilise.

Yes. Submissions, inspections, snag closure, as-builts and warranties are part of our scope. Our technical manager is registered with the Society of Engineers UAE and Abu Dhabi Municipality, and we coordinate directly with your consultant, Dubai Municipality and other authorities.

Core trades are delivered by our own qualified engineers and certified technicians, supported by a controlled subcontractor panel for specialist items. One BeavCon engineer stays accountable for the whole package regardless of who is on the tools.

Yes. Annual Maintenance Contracts and small-works frameworks with pre-agreed response times, rates and markups are available for developers, consultants and facility managers raising recurring work orders.

Yes. BeavCon holds Dubai Trade Licence No. 1277078 and is certified to ISO 9001:2015, ISO 14001:2015 and ISO 45001:2018. We are also registered with the Mohamed Bin Rashid Housing Development Project. Certificates are included in the prequalification package.

A fit-out contractor delivers interiors and MEP modifications inside an existing shell. A building contractor can also hold civil works, structure, drainage and external works. Full commercial refurbishment and villa renovation usually need a building contractor that also runs fit-out — which is how BeavCon is licensed.

One licensed contractor usually carries less interface, approval and close-out risk. Separate trades can work if you already have a consultant or PM holding every interface. Otherwise you become the main contractor for defects and the authority file.

As-builts, test certificates, warranties, a closed snag list, photographs of concealed services, O&M manuals, and the landlord, Civil Defence and utility completion records that apply to the building. Retention should follow that file, not only a walk-through.

Yes. BeavCon prices structure, wet areas, waterproofing, MEP, AC and finishing as one villa contract, including community approvals and occupied-home phasing. That is a building job, not an office interiors appointment.
